A property reaches this site only after it has been chosen and checked. Both steps, in that order, are the whole of our method.

The premise

Anyone can list
a house.

Most property portals are indexes: everything is accepted, nothing is checked, and the buyer is left to find out what is wrong. That model works at volume. It does not work at this level, where a single transaction can turn on a consent that was never granted or a boundary that was never surveyed.

LISTED CASA works the other way round. We take fewer instructions than we are offered, we verify what we take, and we say so plainly when something does not stand up. The collection is small on purpose — it is the part of the proposition that cannot be faked.

The process

From introduction to completion

Eight stages. A property does not move to the next one until the previous one is finished.

  1. Introduction

    Most instructions reach us privately, through an owner, an advisor or a previous client. We visit before we agree to anything. An advisor who has not stood in a house does not represent it.

  2. Assessment

    We form an independent view of value, condition and saleability, and we give it to the owner in writing — including where it differs from what they hoped to hear. A price agreed on optimism costs a season.

  3. Verification

    Before a listing is prepared, ownership and title are evidenced, planning and permissions are checked against what is actually built, and any charge, easement or restriction is documented. Nothing proceeds on assurance alone.

  4. Curation

    Verified is not the same as accepted. Each property is assessed on architecture, setting and integrity, and we decline instructions we cannot represent honestly. A collection means little if nothing is ever turned away.

  5. Preparation

    Photography, film, floor plans and written particulars are commissioned to a single standard and reviewed against the property itself. No composite images, no corrected skies, no rooms shot to look like other rooms.

  6. Private release

    A property is first shown to the buyers and advisors most likely to want it. A material share of our sales complete here, without the residence ever being publicly advertised.

  7. Representation

    If a property goes to open market, it is represented by a named advisor who knows the street, not a rota. Viewings are accompanied, qualified and reported back to the owner in full.

  8. Completion

    We stay involved through negotiation, survey and completion, and we tell owners what is going wrong as early as we know it. The advisor who took the instruction is the one who finishes it.

What verification means

“Verified” is a word portals use loosely. Here is exactly what it covers before a residence is published.

Title & ownership
Registered title examined and the seller’s authority to sell evidenced.
Planning & permissions
Consents and building regulations checked against what exists on site.
Charges & encumbrances
Mortgages, easements, covenants and rights of way identified and disclosed.
Boundaries & land
Plans reconciled with the ground, including access, water and shared areas.
Condition
Known structural and services issues recorded rather than left for a survey to find.
Tenure & charges
Lease terms, service charges and association dues stated before an offer, not after.

Verification is carried out with the owner’s legal representative and, where a jurisdiction requires it, the notary or registered surveyor. It does not replace a buyer’s own due diligence — it means a buyer does not begin theirs from zero.

What we decline

The list we say
no to.

A curated collection is defined by its refusals. These are the instructions we turn down, and the reasons we give.

  • Title we cannot evidence, or a seller whose authority is unclear.
  • Work built without the consent it needed, where regularisation is not realistic.
  • A price the owner will not move from and the market will not meet.
  • Photography that misrepresents a room, a view or a boundary.
  • Instructions we would have to share with agencies working to a different standard.

The people

Advisors are verified too

Every agent in the network is admitted individually. We evidence their licence or professional registration, confirm the office they work under, and check that the markets they claim are markets they actually transact in. Credentials shown on a profile are the ones we have seen.

Where an advisor is not currently taking enquiries, their profile says so and routes you to their office instead of quietly leaving a message unanswered.
