Ikoyi is where Lagos money has lived longest, and it still feels different from Victoria Island across the bridge: lower, greener, slower. The golf course sits at its centre, the lagoon on three sides, and the streets under old trees that the newer districts have not had time to grow.
Old Ikoyi — Bourdillon, Gerrard, Queen’s Drive, Cooper — is the part people mean. Plots are large, houses are set back, and the density that has transformed Banana Island and parts of Parkview has largely been resisted. Parkview Estate offers the same quiet with more security infrastructure and a gated perimeter, and trades at a premium for it.
What to verify comes before what to admire. Establish the root of title and whether governor’s consent was properly obtained on the last transfer — this is the single most common defect and the most expensive to discover late. Confirm the survey against the physical boundaries rather than the fence. Check that any structure added since the original approval was actually approved.
Then the practical questions. Ask what the power situation is in that specific street, not the district: a compound with a properly sized generator and a working borehole is a materially different asset from one without. Ask how the drainage behaves in July. And ask who the neighbours are, because on these streets that is a real answer with a real effect on value.
Done properly, an Ikoyi purchase is among the most durable holdings in West Africa. Done quickly, it is the transaction I most often get called about after something has gone wrong.
